NOTES FOR PROSPECTIVE CONTRACT HOLDERS

If you wish to apply for an occupation contract it will be necessary to complete an application form, which is available from our office on request.

APPLICANTS MUST BE OVER 18

To process your application we need the following:

  • Completed Application
  • Copy of photographic ID, i.e. your passport/driving licence
  • Proof of residency at your current address - copy bank statement, or recent utility bill

Contract holders must be 18 years.

PLEASE NOTE: Self-employed applicants will be required to provide accountant's details. Where applicants are unable to provide a satisfactory credit report, are unemployed or have only recently taken up employment, or are unable to provide satisfactory landlord or employment references, we will require an application to be supported by a Guarantor. The proposed Guarantor must be in receipt of an income of at least 3 times the annual rent, e.g. £495pcm - minimum income required £17,820 per annum, and preferably be a home owner.

What happens next?

An online credit report is obtained.

Your employer will be asked to confirm your employment status and salary. Please ensure your employer is aware that they will be contacted.

Your current landlord will be asked to comment on the conduct of your occupation contract and to confirm the rent passing. Please ensure that your landlord is aware that they will be contacted for a reference. Please ensure that all contact numbers and email addresses are completed fully and correctly on the application forms.

It is essential that the information provided on the application form is a true record of your circumstances as in the event that false or misleading information is given, deliberate or otherwise, the application will fail. The Agents and their clients reserve the right to decline any application.

PMA Letting complies with the Equality Act 2010 and will not discriminate against any person. A copy of the Agent's Equality and Diversity Policy is available upon request. Rent is payable monthly in advance.

A deposit equal to 5 weeks rent is required, unless stated otherwise. This will be held by the Agent and secured BY MY DEPOSIT and will be returned.

At the end of the occupation contract the Landlord will be entitled to claim any reasonable costs caused by the contract holders failure to comply with the provisions of the agreement, provided that the proposed deduction is agreed between the parties. In the event of a dispute, the matter will be referred to the Deposit Protection Service for determination. The deposit may not, under any circumstances, be used in place of rent.

The first month's rental payment and deposit, which must be made by bank transfer or paid in cash, is required on signing of the Occupation Contract Agreement.

The property may only be used as a private residence of the contract holders and his/her immediate family, and may not be used for any form of business purposes, or sublet to any third party.

During the occupation contract, the contract holder is responsible for paying charges for electricity, gas, council tax, water rates, television licence and telephone (including connection charge, rental and any deposit required). Personal contents insurance is also the contract holders responsibility.
