SERVICE FEE
Fully managed fee is 10.5% of rent (no vat) fee may vary depending on number of properties.
Pre-Contract Fees
Fees for statutory compliance - (prices include the item itself) if not provided on instruction or undertaken by the landlord.
Each New Contract admin fee £85 (no VAT)
Credit Search £20 (inc VAT) each contract holder if they can't supply one.
Energy Performance Certificate (EPC) £80 (no VAT) with floor plan £70 without (no Vat)
Gas Safety Certificate £70 (inc VAT)
Gas Safety Certificate & Boiler Service approx. £135 (inc VAT) (Back boilers incur additional costs - price upon enquiry)
Landlord Electrical Installation Condition report (5 years) £132 (inc VAT)
Installing electric smoke alarm an estimate will be obtained.
Installing one carbon Monoxide Detector £30 (plus VAT) additional carbon monoxide monitors will vary price.
Fire blanket £8
Key cutting at cost (price depends on key)
START OF CONTRACT
Deposit Registration Fees (where collected): £15.60 (inc VAT) per tenancy. Register landlord and contract holder details and protect the security deposit with a Government Authorised Scheme. Provide the contract holder(s) with the Deposit Certificate and prescribed information within 30 days of the tenancy start date.
OTHER FEES
Rent increase notices £25.
Landlord annual statement for HMRC if required: £30 per property.
Any maintenance or repairs to any property will be done at cost and prices upon request.
